When our father died, my brother and I needed to settle his estate. I was the executrix and handled most of the paperwork. My brother, who lives in Oakland, had most of the responsibility for cleaning out and fixing up the house in San Francisco. As joint heirs of the estate, we also became joint owners of the house.

The San Francisco real estate market seems very competetive, and we met a large number of people who seemed highly qualified. Among them were Raul & Nelly Soncuya. Also, we felt they would take good care of the property and keep an eye on it. These qualities mattered a lot to us since neither of us still live in the City. We needed someone we felt we could trust to carry out the sale in our absence.

We hired the Soncuyas as our agents and were very satisfied with the results. The property was sold within a month, before we even finished getting it fixed up. Raul in particular was helpful in seeing these last details through, working with our San Francisco attorney to draw up a good disclosure statement, keeping us well informed about comparable market sales, negotiating with prospective buyers, and getting a sales price that we felt good about.

I think Raul was especially effective at working with my brother and me. It was necessary to make sure that both of us were comfortable with the details of the sale. Sometimes that took some negotiating between the two of us, and Raul handled this situation with great diplomacy. As an out-of-town seller, I was concerned that communications be clear and that the paperwork flow smoothly. This also went very well. Raul was always very easy to reach and responded quickly to any messages I left.
